Expertise

Mano Nguyen spent twenty years learning this industry from every angle — and it started with the right teacher. His mentor, Jim Merrell, brought a rare combination to the table: engineering degree, MBA, PCAM, and broker's license — a decorated career capped by his tenure at Touchstone Properties before retirement. That lineage of knowledge shaped everything. Mano absorbed it, carried it through years as a managing agent executive, then built NK Management into one of Hawaii's original independent AOAO firms — serving Oahu's most complex high-rise properties and training a generation of Hawaii property managers along the way.


Cap X is the evolution of that training. Every lesson learned, every project managed, every board room navigated, every contractor held accountable — distilled into one independent firm built exclusively for Hawaii's condo boards. Think of it as the difference between a student and a master. Jim Merrell passed down the discipline. Mano built on it, modernized it, and deployed it with today's most advanced project management tools and technologies. The lineage didn't stop — it evolved.


When he sold NK in January 2025, the path was clear. No management contracts. No contractor relationships to protect. No divided loyalties. Just one client: the board. Hawaii's condo boards have been dealing with the same headaches for decades — overpriced bids, underqualified contractors, managing agents stretched too thin, and no one truly in their corner when it counts. Cap X is the answer boards have needed for far too long. The headache stops here.
